APARTMENT RULES

1. Please note that your reservation is for a vacation rental apartment.

2. **Check-in time**: after 2 PM. **Check-out time**: by 10 AM. For different times, please contact our team.

3. We do **not** offer room service, meals, or breakfast. However, we can suggest service providers.

4. Daily cleaning is **not** included. If desired, we can arrange this service. Rates available upon request.

5. Bed and bath linens are available (quantity according to reservation). Linen exchange is not included during the stay, but can be requested at an additional cost.

6. The property includes **one (1) rotating parking space**.

7. Parties are **not allowed** inside the apartment or in the shared areas of the condominium.

8. Quiet hours must be respected from **10 PM to 8 AM**. Loud music or noise is not permitted at any time. Subject to fines imposed by the condominium.

9. **Visitors are not allowed**.

10. Pets are allowed (please see conditions below).

11. Smoking is strictly prohibited inside the apartment. Violation will result in a **R\$ 1,000.00 cleaning fine**.

12. Maximum occupancy is **6 guests (including children)**:

- **Children**: 0 to 11 years

- **Adults**: 12 years and older

13. **Professional photo shoots** with cameras are not allowed in the condominium’s shared areas.

14. Gas is provided by the property.

15. Water, toilet paper, dish soap, and sponge are provided **only at check-in**.

16. The building has an elevator.

17. The condominium does **not** have a restaurant.

18. The apartment includes a washing machine.

19. Event spaces (such as the party room or restaurant area) are **exclusively for owners** and **not available** to guests.

20. Hanging clothes on balcony or window railings is **prohibited**. Subject to a **R\$ 500.00 fine**.

21. Decorating balconies/windows or moving furniture is **not allowed**. Subject to a **R\$ 500.00 fine**.

22. The **maximum speed limit** for vehicles inside the condominium is **20 km/h**. Subject to a **R\$ 500.00 fine**.

23. The apartment does **not** have a barbecue grill but includes an **air fryer**.

24. The apartment has a **digital lock**. The access code will be sent close to your check-in time.

**USE OF COMMON AREAS**

* Swimming pool

* Game room (pool table, foosball, ping-pong)

* Children’s playground

* 24-hour mini market

* Gym

**MAXIMUM OCCUPANCY**

The maximum capacity is **6 people**. Extra guests are **not allowed**.

**BED ARRANGEMENT**

* **Suite**: 1 Queen-size bed + air conditioning

* **Bedroom**: 2 twin bunk beds (4 beds total) + air conditioning

**NO PARTIES ALLOWED**

The maximum occupancy must be strictly followed. **Parties, gatherings, birthdays, or similar events are strictly prohibited.**

The management reserves the right to perform unannounced inspections, request immediate check-out, and consider the contract terminated with **no refund**.

**FEES & SECURITY DEPOSIT**

* **Security deposit** (for damages/rule violations): **R\$ 0.00**

Refundable within 72 hours after check-out.

* **Cleaning fee**:

Charged to ensure the apartment is delivered clean, organized, and with washed linens. We kindly ask that the apartment be left in similar condition upon departure.

**ENERGY USAGE**

Electricity is **included** in your stay. We kindly ask for **conscious usage** — use the air conditioning only when necessary and turn it off when leaving the room or apartment.

**PET POLICY**

We accept **trained pets** with calm behavior. Small and medium-sized animals are welcome with **prior approval**.

**Large animals (over 25 kg)** or **pit bulls** of any size are **not accepted**.

**CHECK-IN INSTRUCTIONS**

* **Parking space**: 1 rotating parking space is included.

* **Condo access**: 24-hour concierge. A **photo ID is required** for access authorization.

**INSPECTION**

The property will be inspected by our operational team at check-in and check-out, with a **photo inventory** attached to the reservation.

The inspection may be done in person or remotely. This inventory can be requested by our team at any time after check-in.

We recommend guests review the photos to avoid any discrepancies.

**PENALTIES & CHECK-OUT GUIDELINES**

*(We hope we never have to apply these!)*

* Trash left inside the unit: **R\$ 50.00 per bin**

* Leaving air conditioner on: **R\$ 60.00 per unit**

* Leaving barbecue on: **R\$ 200.00**

* Smoking indoors: **R\$ 200.00**

* Dirty dishes left in the sink (no need to dry or store): **R\$ 80.00**

* Wet towels or linens: Please **hang them to dry**

**Important:**

Please **do not remove any items** from the apartment (equipment, decorations, linens, etc.).

**Note:** If the apartment is returned in poor condition, a fine or part of the deposit may be withheld.

**LET'S USE COMMON SENSE!**

If something gets broken or lost during your stay, don’t worry — accidents happen! Just contact us and we’ll guide you regarding any necessary fees or replacements.

*Vehicles

All vehicles must be registered at the front gate.

The maximum speed allowed within the condominium is 10 km/h.

When parking, tires must be positioned over the concrete areas.

*Elevators

Each tower has two elevators: one social and one service elevator.

The service elevator is exclusively for transporting items (suitcases, bags, furniture, etc.).

It is forbidden to use the elevators while wet or wearing only swimwear (swim trunks, one-piece or two-piece swimsuits).

After using the pool, it is mandatory to dry off completely with a towel before moving through the indoor areas.

Pool users must use the service elevator exclusively when moving to other areas of the condominium (Articles 107, 108, and 109).

*Trash and Cleaning*

Apartment trash must be disposed of in the bins located on the first floor, after the emergency exit.

*Pets*

Pets are allowed in the condominium.

It is mandatory to collect pet waste using appropriate bags.

*Pool

Pets are not allowed in the pool area.

It is forbidden to eat or use glass or sharp objects (cups, bottles, glasses, etc.) near the pool area.

*Common Areas

Respect the operating hours of all common areas.

Preserve the property and assets of the condominium.

Spaces such as the Party Room, Livings, Pub Bar, Coworking, and Game Station are for the exclusive use of residents.

These spaces may not be lent or assigned to third parties, even with the authorization of a unit owner (Article 83).

**ATTENTION:** Visitors are not allowed, only the maximum number of guests permitted.
