Terms and Conditions

Document version: 2.5

Effective date: August 23, 2026

Welcome! This document clearly and objectively outlines the rules of your stay with Carpediem Homes. If you have any questions, please contact our support team through the official channels provided during the booking process.

1. Scope and Definitions

Carpediem Homes operates as a property manager and intermediary for short-term rentals, representing residential properties owned by different owners.

“Guest” refers to the booking holder and all individuals registered during the pre check-in process.

“Listing” refers to the property page published on the Carpediem Homes website or partner platforms, where features, rules, rates, and specific conditions of the accommodation are described.

2. Booking Channels and Payments

2.1 Bookings made through platforms (Airbnb, Booking, Expedia, among others)

When a booking is made through intermediary platforms, payment is processed exclusively by the platform used.

The platform is also responsible for issuing payment receipts, applying cancellation policies, and managing available payment methods.

Any discrepancies related to charges must be handled directly with the platform where the booking was made.

2.2 Direct bookings with Carpediem Homes

Booking confirmation: the reservation will be considered confirmed after payment clearance according to the selected method.

Payment methods: Pix, bank slip (short due date), or credit card in up to 12 installments through payment intermediaries.

Deposit: a payment of 50% of the total booking amount is required at confirmation. This amount blocks the dates on the calendar and is non-refundable.

Remaining balance: the outstanding amount must be paid up to 72 hours before check-in.

Bookings made less than 48 hours before check-in require full immediate payment.

Pricing dynamics: rates may vary according to demand, dates, availability, and market conditions. Quotes are valid at the moment they are provided and may change without prior notice until booking confirmation.

3. Security Deposit

When applicable, the security deposit amount will be indicated in the property listing.

The deposit must be paid up to 48 hours before check-in.

This amount is intended to cover potential damages to the property, linens, furniture, equipment, or improper consumption.

After check-out and property inspection, the amount will be refunded within up to 72 business hours, provided no damages or outstanding issues are identified.

If damages are found, the corresponding amounts may be deducted from the deposit.

4. Check-in, Check-out, and Access

Standard times are defined in the accommodation listing.

In general:

Check-in: from 2:00 PM

Check-out: until 10:00 AM

Online pre check-in must be completed through the system indicated by Carpediem Homes, including the submission of all guest details.

Complete access instructions (address, arrival guidance, passwords, keys, or electronic locks) will be sent to the booking holder up to 16 hours before check-in.

Requests for early check-in or late check-out are subject to availability and may incur additional charges.

Visitors or entry of unregistered individuals are not allowed.

5. Property Condition, Inspection, and Incident Reporting

All accommodations are inspected prior to guest arrival.

If the guest identifies any irregularity, damage, or discrepancy, it must be reported to the support team within 24 hours after check-in.

Failure to report within this timeframe will be considered acceptance of the property's condition at check-in.

Estimated response times after opening a request:

  • - Cleaning: up to 2 hours
  • - Linens or amenities: up to 2 hours
  • - Appliances: up to 48 hours
  • - Infrastructure: up to 48 hours
  • - Internet: up to 72 hours

Carpediem Homes may provide a solution or next steps within up to 24 business hours, depending on the nature of the issue.

6. Electricity and Public Utilities

The supply of electricity, water, internet, and other public services is the responsibility of local providers.

Carpediem Homes acts solely as a property manager for short-term rentals and is not responsible for managing, contracting, or paying for these services, which are the responsibility of the property owners.

Any interruptions resulting from external failures, non-payment, network maintenance, or provider unavailability are considered beyond the control of the property manager.

If service interruptions occur during the stay, Carpediem Homes will make reasonable efforts to follow up with the provider and assist in resolving the issue.

7. Cleaning and Linens

The property will be delivered clean and prepared for the guest’s arrival.

A cleaning fee is charged on all bookings and refers to the preparation of the accommodation.

During the stay, periodic cleaning or linen changes are not included.

Additional services may be requested at least 24 hours in advance, subject to availability and additional charges.

At check-out, guests are expected to take basic organizational measures, such as disposing of trash, minimally washing dishes, and preserving the general condition of the property.

8. Use of Property and House Rules

The accommodation is intended exclusively for temporary residential use.

The property may not be used for commercial purposes, events, parties, meetings, professional recordings, or similar activities without prior authorization.

The maximum occupancy indicated in the listing must be respected.

Failure to comply may result in condominium fines, additional charges, or termination of the stay.

Quiet hours must be observed after 10:00 PM.

Smoking inside the property is prohibited.

Illegal activities are strictly prohibited.

The owner or property manager’s representative may access the property in case of emergency or necessary maintenance, with prior notice whenever possible.

8.1 Pet Policy

Pets are permitted only when expressly indicated in the accommodation listing.

Guests and/or pet owners are fully responsible for the conduct, safety, and well-being of their pets throughout the stay and shall be liable for any damage, property deterioration, extraordinary cleaning, losses, or fines resulting from the pet's presence in the accommodation or in the common areas of the condominium.

If any damage to the property, furniture, linens, equipment, or any other assets is identified as having been caused by the pet, Carpediem Homes is expressly authorized to charge the costs necessary for repair, replacement, specialized cleaning, or reimbursement of the resulting losses. When applicable, such costs may be deducted from the security deposit or collected through the booking platform or reservation channel used.

Damage or deterioration caused by pets to linens, including but not limited to stains or contamination caused by feces or urine, tears, bites, scratches, persistent odors, or any other condition that prevents or compromises the normal reuse of the item, will be subject to a penalty equivalent to 2 (two) times the cleaning fee of the respective reservation. The application of this penalty does not prevent the collection of additional amounts when there are documented costs for repair, replacement, or other losses that exceed the amount of the penalty.

Guests are advised not to leave their pets unattended in the accommodation for extended periods, in order to safeguard their well-being and prevent stress-related situations that may result in excessive barking, property damage, or disturbance to other residents and guests. The pet owner remains responsible for any incident resulting from the pet being left unattended.

9. Guest Responsibilities

The booking holder is responsible for the behavior of all registered occupants.

The guest is responsible for any damage caused to the property, furniture, equipment, linens, and any other items made available during the stay, including damage caused by pets under their care or responsibility, and shall be obligated to fully reimburse any losses or damages identified.

The guest shall also be responsible for any costs arising from lost keys, damage to locks, remote controls, access devices, or any other items used to access the accommodation, as well as access failures caused by improper use.

In accommodations equipped with electronic locks, any improper activation or use of the security lock, privacy lock, or equivalent mechanism that prevents or makes access to the accommodation difficult shall also be the guest's responsibility, and a replacement, repair, or technical assistance fee may be charged, as applicable.

Carpediem Homes is not responsible for accidents, injuries, losses, or personal damages resulting from improper use of the facilities or failure to follow safety guidelines.

9.1 Minors

The reservation holder is fully responsible for any children and adolescents included in the stay and must fully comply with the provisions of the Brazilian Child and Adolescent Statute (Law No. 8,069/1990) and all other applicable regulations.

When a child or adolescent is traveling unaccompanied by one or both parents or legal guardians, or is accompanied by third parties, the person responsible for the reservation must provide all legally required documentation, including, when applicable, the express authorization of the parents or legal guardians for the trip and accommodation, as well as documentation evidencing temporary custody or authorization concerning the minor.

Carpediem Homes may request, at any time before or during the stay, the presentation of the documents necessary to verify the minor's authorization for travel and accommodation and may refuse check-in or cancel the stay if the documentation required by applicable law is not provided.

As an alternative for issuing the required authorization, legal guardians may use the electronic instruments made available through the e-Notariado platform to formalize travel authorizations and acts of representation or temporary custody, subject to the applicable legal requirements.

It is the sole responsibility of the reservation holder to ensure that the documentation provided complies with the legal requirements applicable to the specific circumstances. Carpediem Homes does not provide legal advice regarding the validity or sufficiency of the documentation presented.

10. Forgotten Items

Personal belongings left behind after check-out are not the responsibility of the property manager.

If any items are eventually found during inspection, Carpediem Homes shall not be responsible for their safekeeping, condition, or return.

Carpediem Homes does not, under any circumstances, ship or deliver forgotten items, whether by postal services or any other delivery method. Guests are solely responsible for retrieving their belongings.

11. Cancellations and Changes

Direct bookings:

The deposit (50%) is non-refundable as it blocks the dates on the calendar.

Guests may exercise the right of withdrawal within 7 calendar days after the first payment, provided check-in does not occur within this period.

Changes to dates or number of guests are subject to availability and possible rate differences.

Platform bookings:

Only the cancellation and refund policies of the platform used apply.

12. Corporate Payments

Bookings made by companies may have receipts issued under a legal entity or individual.

For platform bookings, issuance of financial documents is the responsibility of the intermediary platform.

13. Data Protection (LGPD)

Carpediem Homes processes personal data in compliance with the Brazilian General Data Protection Law (Law No. 13,709/2018).

The data collected is used to facilitate the reservation and accommodation process, comply with legal obligations, register guests in condominium access systems, and ensure the safety of guests and accommodations.

For security and fraud prevention purposes, identity verification and registration information validation tools may be used, including searches in public databases and risk prevention systems.

These checks are carried out in an automated and confidential manner, in compliance with the principles of necessity, purpose limitation, and security established by applicable legislation.

Personal data is not sold and is processed in accordance with appropriate standards of protection and confidentiality.

The data subject may request the deletion of their personal data, when applicable, by submitting a request to contato@carpediemhomes.com.br, subject to cases in which applicable law permits or requires Carpediem Homes to retain such data.

14. Security and Identification

The booking holder may be required to present an official photo ID to confirm identity, as well as provide additional information necessary for access authorization with the condominium.

15. Undeclared Additional Guests

The entry of individuals not previously registered in the pre check-in system is prohibited.

If over-occupancy or unauthorized guests are identified, Carpediem Homes may apply penalties, charge additional fees, or immediately terminate the stay.

16. Inappropriate or Illegal Activities

The use of the accommodation for illegal activities, unauthorized commercial exploitation, prostitution, adult content production, unauthorized events, or any activity that may compromise the safety of the condominium or property is prohibited.

Such situations may result in immediate termination of the stay without refund.

17. Damages Identified After Check-out

If damages to the property, furniture, or equipment are identified after check-out during inspection or cleaning, Carpediem Homes may contact the responsible guest to charge the corresponding amounts.

When applicable, costs may be deducted from the security deposit or charged through the booking platform used.

18. Termination for Breach

Violation of the rules established in these terms may result in immediate termination of the stay, without refund, in addition to applicable fines or charges.

19. Jurisdiction and Applicable Law

This agreement is governed by the Brazilian Tenancy Law (Law No. 8,245/1991) and other applicable legislation.

The jurisdiction of the District of Natal/RN is elected to resolve any disputes arising from this agreement, with express waiver of any other jurisdiction, however privileged it may be.

20. Acceptance

Acceptance of these Terms and Conditions occurs digitally during the booking or pre check-in process.

By completing the booking or check-in, the guest declares that they have read, understood, and fully agree with the provisions set forth herein.

This is an informational document. In case of conflict, the specific conditions of the listing and applicable legislation shall prevail.
