**APARTMENT RULES**

1. Please note that your reservation is for a vacation rental apartment.

2. Check-in time: after 2:00 PM. Check-out time: by 10:00 AM. For different times, please consult our team.

3. We do not provide room service, nor do we serve meals or breakfast. However, we can recommend service providers.

4. Daily cleaning is not provided. If you wish to have this service, we can make it available. Prices upon request.

5. Bed and bath linens are provided for guests (quantity according to the reservation). We do not exchange linens during the stay, but this service can be contracted separately. Prices upon request.

6. The property has 1 (one) rotating parking space.

7. Parties are not allowed inside the apartment or in the condominium’s common areas.

8. Please respect quiet hours from 10:00 PM to 8:00 AM. Loud noise is not permitted at any time. Subject to fines imposed by the condominium.

9. Visitors are not allowed.

10. Pets are permitted (see conditions below).

11. Smoking inside the apartment is prohibited. A cleaning fine of R\$ 1,000.00 applies.

12. Maximum occupancy is 5 guests (including children):

* Children: 0 to 11 years old

* Adults: 12 years and older

13. Professional photo shoots with cameras are not permitted in the condominium areas.

14. Gas is supplied by the property.

15. Water, toilet paper, detergent, and sponge are provided only at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The property has a washing machine.

19. Event areas (party room, restaurant space, etc.) are for owners’ exclusive use and are not available to renters.

20. Hanging clothes on balcony or window railings is prohibited. Subject to a R\$ 500.00 fine.

21. Decorating balconies and windows or moving furniture is not allowed. Subject to a R\$ 500.00 fine.

22. Maximum vehicle speed inside the condominium is 20 km/h. Subject to a R\$ 500.00 fine.

23. The property does not have a barbecue grill but is equipped with an air fryer.

24. We use an electronic lock for access to the property. The access code will be sent near check-in time.

**USE OF COMMON AREAS**

* Swimming pool

* Game room (pool, foosball, and ping-pong)

* Children’s playground

* 24-hour mini market

* Gym

**OCCUPANCY**

Maximum capacity is 5 people; no additional guests allowed.

**BED ARRANGEMENT**

* Suite: double bed + air conditioning

* Bedroom: one double bed + one single bed + air conditioning

**POOL USE**

Use of glass bottles and glasses is prohibited throughout the pool area. Disposable items are recommended.

**PARTY PROHIBITION**

Maximum occupancy must be respected. Under no circumstances are parties, gatherings, birthdays, or similar events permitted. Management may conduct inspections without prior notice, request immediate vacancy of the property, and consider this a breach of contract without refund.

**FEES AND SECURITY DEPOSIT**

* Security deposit (damages/rule violations): R\$ 0.00

Deposit refunded within 72 hours after check-out.

* Cleaning fee:

Charged for delivering the property clean, organized, and with linens washed. We ask that the property be left in similar conditions upon departure.

**ENERGY CONSUMPTION**

Energy consumption is included in the accommodation price. However, please use air conditioning responsibly: only when present in the room and when truly necessary. Always ensure it is turned off when you leave.

**PET INFORMATION**

We accept trained, calm pets. Small and medium-sized animals are allowed upon prior confirmation. Large animals (over 25 kg) and pit bulls are not accepted regardless of size.

**CHECK-IN INSTRUCTIONS**

* Parking space:

The property has 1 (one) rotating parking space.

* Gate/Condominium access:

24-hour security. Photo ID is required for entry.

**INSPECTION**

The property will be inspected by our operational team at check-in and check-out, producing a photo inventory attached to the reservation. Inspection may be in person or remote. The inventory may be requested at any time after check-in. We recommend guests review the photos to avoid discrepancies.

**PENALTIES AND CHECK-OUT GUIDELINES**

(We hope not to have to apply any of these! )

* Not taking out the trash: R\$ 50.00 per bin.

* Leaving the air conditioning on: R\$ 60.00 per unit.

* Leaving the barbecue on: R\$ 200.00.

* Smoking inside the apartment: R\$ 200.00.

* Leaving dirty dishes in the sink (no need to dry or put away): R\$ 80.00.

* Wet linens/towels left hanging.

Important:

Do not take any items from the apartment (equipment, decorations, or linens).

Note: If the property is returned in poor condition, fines or deposit withholding will apply.

**LET’S USE COMMON SENSE!**

If something breaks or is lost during your stay, don’t worry! Accidents happen. Contact us so we can guide you on fees and procedures.

*Vehicles

All vehicles must be registered at the front gate.

The maximum speed allowed within the condominium is 10 km/h.

When parking, tires must be positioned over the concrete areas.

*Elevators

Each tower has two elevators: one social and one service elevator.

The service elevator is exclusively for transporting items (suitcases, bags, furniture, etc.).

It is forbidden to use the elevators while wet or wearing only swimwear (swim trunks, one-piece or two-piece swimsuits).

After using the pool, it is mandatory to dry off completely with a towel before moving through the indoor areas.

Pool users must use the service elevator exclusively when moving to other areas of the condominium (Articles 107, 108, and 109).

*Trash and Cleaning*

Apartment trash must be disposed of in the bins located on the first floor, after the emergency exit.

*Pets*

Pets are allowed in the condominium.

It is mandatory to collect pet waste using appropriate bags.

*Pool

Pets are not allowed in the pool area.

It is forbidden to eat or use glass or sharp objects (cups, bottles, glasses, etc.) near the pool area.

*Common Areas

Respect the operating hours of all common areas.

Preserve the property and assets of the condominium.

Spaces such as the Party Room, Livings, Pub Bar, Coworking, and Game Station are for the exclusive use of residents.

These spaces may not be lent or assigned to third parties, even with the authorization of a unit owner (Article 83).

**ATTENTION:** Visitors are not allowed, only the maximum number of guests permitted.
