APARTMENT RULES

1. We remind you that your reservation is for a vacation rental apartment.

2. Check-in time: after 2:00 PM. Check-out time: until 10:00 AM. For different times, please consult our team.

3. We do not offer room service, nor do we serve meals or breakfast. However, we can recommend service providers.

4. Daily cleaning is not provided. If you wish to request this service, it can be arranged. Prices upon request.

5. Bed and bath linens are available for guests (quantity according to the reservation). We do not replace them during the stay, but the service can be hired separately. Prices upon request.

6. The property has 3 (THREE) numbered parking spaces.

7. Parties are not allowed in the property or in the condominium’s common areas.

8. Quiet hours must be respected from 10:00 PM to 8:00 AM. Loud music is not allowed at any time. Subject to a fine applied by the condominium.

9. Visitors are not allowed.

10. Pets are allowed (see conditions below).

11. Smoking inside the property is prohibited. Subject to a cleaning fine of R$ 1,000.00.

12. The maximum capacity of the property is 7 guests (including children):

* Children: 0 to 11 years old

* Adults: 12 years old and above

13. Professional photo shoots with professional cameras are not allowed in the condominium areas.

14. Gas is provided by the property.

15. Water, toilet paper, dish soap, and sponge are provided only at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The property has a washing machine.

19. Event areas (party room, restaurant space, among others) are for the exclusive use of owners and are not available to renters.

20. Hanging clothes on balcony and window railings is prohibited. Subject to a fine of R$ 500.00.

21. Decorating balconies and windows or moving furniture is not allowed. Subject to a fine of R$ 500.00.

22. The maximum speed for vehicles inside the condominium is 20 km/h. Subject to a fine of R$ 500.00.

23. The property does not have a barbecue grill, but it has an air fryer.

24. We use a traditional lock for access to the property.

PEOPLE CAPACITY

The maximum capacity is 7 people. No additional guests are allowed.

BED ARRANGEMENT

* Suite 1: double bed + air conditioning

* Suite 2: double bed + air conditioning (reversible bathroom)

* Suite 3: queen-size double bed + single bed + air conditioning

PARTIES ARE PROHIBITED

The maximum number of people must be respected. Under no circumstances will parties, gatherings, birthdays, or similar events be allowed. The management may carry out inspections without prior notice, request the evacuation of the property, and consider the contract breached, without refund of amounts paid.

FEES AND SECURITY DEPOSIT

* Security deposit (damages/non-compliance with rules): R$ 0.00

Refund of the deposit within up to 72 hours after check-out.

* Cleaning fee:

Charged to deliver the property clean, organized, and with washed linens. We ask that upon departure, the property be left in similar condition.

ENERGY CONSUMPTION

Energy consumption is included in the accommodation price. However, we ask for conscious use: use the air conditioning only when you are in the room and when truly necessary. Whenever you leave, make sure it is turned off.

PET INFORMATION

We accept trained pets with calm behavior. Small and medium-sized animals are allowed with prior confirmation. We do not accept large animals (over 25 kg) or pit bull dogs, regardless of size.

CHECK-IN GUIDELINES

* Parking space:

The property has 3 (three) numbered parking spaces.

* Gatehouse/Condominium access:

24-hour gatehouse. Presentation of a photo ID is mandatory for access authorization.

INSPECTION

The property will be inspected by our operational team at check-in and check-out, generating a photo inventory attached to the reservation. The inspection may be conducted in person or remotely. The inventory may be requested by our team at any time after check-in. We recommend that guests review the photos to avoid discrepancies.

PENALTIES AND CHECK-OUT GUIDELINES

(We hope we won’t need to apply any of them!)

* Not taking out the trash: R$ 50.00 per trash bin.

* Leaving the air conditioner on: R$ 60.00 per unit.

* Leaving the barbecue grill on: R$ 200.00.

* Smoking inside the apartment: R$ 200.00.

* Leaving dirty dishes in the sink (no need to dry or put them away): R$ 80.00.

* Wet linens/towels: please hang them to dry.

Important:

Do not take any items from the apartment (equipment, decorative objects, or linens).

Note: If the property is returned in unfavorable conditions, a fine will be applied or the amount will be withheld from the security deposit.
