1. Please note that your reservation is for a vacation rental apartment.

2. Required documentation for registration with Carpediem Homes:

a) Responsible for the reservation (Photo or Copy)

* ID card or professional identity card + CPF or only Driver’s License (CNH)

* Updated proof of residence

* Phone, email, and profession

b) Other guests (Photo or Copy)

* ID card, professional identity card, or Driver’s License (CNH)

* Accompanied minor – ID, birth certificate, or passport

* Unaccompanied minor – ID, birth certificate, or passport + guardian authorization (request form)

c) Foreigners (Photo or Copy)

* DNI / RUT / Passport

* Address, phone, email, and profession

3. Check-in after 2 PM and Check-out until 10 AM. For times outside these hours, please consult our team.

4. We do not provide room service or any type of meal or breakfast. However, we can assist with third-party recommendations.

5. Daily cleaning is not provided. If you wish to request this service, we can provide it. Prices upon request.

6. Bed linens and towels are available for guests (quantity according to the reservation). We do not replace linens/towels. If you wish to request this service, we can provide it. Prices upon request.

7. The property has TWO parking spaces.

8. Parties are NOT allowed on the property.

9. Quiet hours must be respected from 10 PM to 8 AM. Subject to a fine of R$ 10,000.00 established by the regulatory authority.

10. Visitors are NOT allowed.

11. Pets are allowed upon consultation.

12. Smoking inside the property is prohibited. Subject to a cleaning fine – R$ 1,000.00.

13. The maximum capacity of the property is 05 guests (including children)

* Children from 0 to 11 years old

* Adults from 12 years old and up

* No additional guests allowed.

14. The property does not have a barbecue, only an Airfryer.

15. Gas is provided by the property.

16. The condominium provides an elevator.

MAXIMUM OCCUPANCY

Maximum capacity is 05 people; no additional guests are allowed.

**Accommodation arrangement:**

Suite: one standard double bed + hot shower + air conditioning

Bedroom: one standard double bed + air conditioning

Living room: one single sofa bed

Social bathroom: natural water shower

PARTIES ARE PROHIBITED

As with the maximum occupancy, under no circumstances are parties, gatherings, birthdays, or any other type of event allowed. The management may inspect the property without prior notice, request immediate departure, and consider this a contract breach with no refund of the paid amount.

FEES AND SECURITY DEPOSIT

*Security Deposit – Damages/Rule Violations*

* Deposit refunded up to 72 hours after check-out.

*Cleaning Fee – R$220.00*

* The cleaning fee ensures the property is delivered clean, organized, and with washed linens (bed and bath). At check-out, we request the property be returned in similar condition.

*Energy Consumption – Use Moderately*

Electricity is included in the accommodation rate, but we encourage conscious use. Guests are asked to use air conditioning only when in the property and only if necessary. Please check before leaving.

PETS INFORMATION

Small and medium pets are only allowed after confirmation from our team. Large pets, meaning over 25 kg, and Pitbulls of any size are not allowed.

CHECK-IN GUIDELINES

*GATEHOUSE/ACCESS TO CONDOMINIUM*

The gatehouse is 24h. Photo ID is required for access. An electronic lock is used for property access. The code is sent near check-in time.

*GARAGE ACCESS*

Controlled by the gatehouse; presenting yourself at the gate is required to open the gate.

*PARKING SPACES*

The property has TWO numbered parking spaces.

PROPERTY INSPECTION

The property will be inspected by our operational team at both check-in and check-out, creating a photo inventory attached to the reservation. For logistics reasons, inspections may not always be in-person, and the inventory may be requested at any time after check-in. Guests are encouraged to review the inventory to avoid discrepancies.

PENALTIES AND CHECK-OUT GUIDELINES

We won’t need to get to this point, right? ;)

* Failure to take out trash: R$ 50 per bin

* Leaving air conditioning on: R$ 60 per unit

* Smoking inside the apartment: R$ 200

* Leaving dishes in the sink (no need to dry/store): R$ 80

* Leaving wet linens/towels extended

Please do not take any items from the apartment, including equipment, décor, or linens.

*Note: A fine may apply or be deducted from the security deposit if the property is returned in unfavorable condition.*
