APARTMENT RULES

1. Please note that your reservation is for a vacation rental apartment.

2. Check-in time: after 2:00 p.m. Check-out time: until 10:00 a.m. For different times, please contact our team.

3. We do not offer room service, meals, or breakfast. However, we can recommend service providers.

4. Daily cleaning is not included. If you wish to request this service, we can provide it. Prices upon request.

5. Bed linen and towels are available for guests (amount according to the reservation). We do not offer exchanges during the stay, but this service can be hired separately. Prices upon request.

6. The property includes 1 (one) rotating parking space.

7. Parties are not allowed in the property or in the common areas of the condominium.

8. Quiet hours must be observed from 10:00 p.m. to 8:00 a.m. Loud music is not allowed at any time. Subject to a fine imposed by the condominium.

9. Visitors are not allowed.

10. Pets are allowed (see conditions below).

11. Smoking inside the property is prohibited. Subject to a cleaning fee of R$ 1,000.00.

12. The maximum capacity of the property is 4 guests (including children):

* Children: from 0 to 11 years old

* Adults: 12 years old and up

13. Professional photo shoots with cameras are not allowed in the condominium areas.

14. Gas is supplied by the property.

15. Water, toilet paper, dish soap, and sponge are provided only at check-in.

16. The condominium has an elevator.

17. The condominium DOES NOT have a restaurant.

18. The property DOES NOT have a washing machine.

19. Event areas (party hall, restaurant space, etc.) are for exclusive use of owners and are not available for renters.

20. Hanging clothes on balcony or window railings is prohibited. Subject to a R$ 500.00 fine.

21. Decorating balconies and windows or moving the furniture is not allowed. Subject to a R$ 500.00 fine.

22. The maximum speed for vehicles inside the condominium is 20 km/h. Subject to a R$ 500.00 fine.

23. The property does not have a barbecue grill but includes an air fryer.

24. We use an electronic lock for access to the property. The code will be sent close to check-in time.

**USE OF COMMON AREAS**

* Swimming pool

* Game room (pool table, foosball, and ping-pong)

* Children's playground

* 24-hour mini market

* Gym

**GUEST CAPACITY**

The maximum capacity is 4 people. No additional guests are allowed.

**BED ARRANGEMENT**

* Suite: queen bed + air conditioning

* Bedroom: two single beds + air conditioning

**PARTIES ARE PROHIBITED**

The maximum guest capacity must be respected. Under no circumstances are parties, gatherings, birthdays, or similar events allowed. The management may perform inspections without prior notice, request immediate vacancy of the property, and consider it a breach of contract without refund of paid amounts.

**FEES AND SECURITY DEPOSIT**

* Security deposit (for damages/rule violations): R$ 0.00

Refund of deposit within 72h after check-out.

* Cleaning fee:

Charged to ensure the property is delivered clean, organized, and with laundered linens. We ask that the property be left in similar condition upon departure.

**ENERGY CONSUMPTION**

Energy consumption is included in the accommodation fee. However, we ask for conscious use: use the air conditioner only when you are in the room and when truly necessary. Always ensure it is turned off when leaving.

**PET INFORMATION**

We accept trained and calm pets. Small and medium-sized pets are allowed with prior confirmation. We do not accept large pets (over 25 kg) or pit bulls, regardless of size.

**CHECK-IN GUIDELINES**

* Parking space:

The property has 1 (one) rotating parking space.

* Front gate/Access to the condominium:

24-hour gatehouse. A photo ID is required for access authorization.

**INSPECTION**

The property will be inspected by our operations team at check-in and check-out, generating a photo inventory attached to the reservation. The inspection may be in person or remote. The inventory may be requested by our team at any time after check-in. We recommend guests review the photos to avoid discrepancies.

**PENALTIES AND CHECK-OUT GUIDELINES**

(*We hope we don’t need to apply any of them!*)

* Not taking out the trash: R$ 50.00 per trash bin

* Leaving the air conditioning on: R$ 60.00 per unit

* Leaving the grill on: R$ 200.00

* Smoking inside the apartment: R$ 200.00

* Leaving dirty dishes in the sink (no need to dry or store them): R$ 80.00

* Wet towels/linens: please hang them up

**Important:**

Do not take any items from the apartment (equipment, decorative objects, or linens).

**Note:** If the property is returned in poor condition, a fine may be charged or the security deposit may be withheld.

*Vehicles

All vehicles must be registered at the front gate.

The maximum speed allowed within the condominium is 10 km/h.

When parking, tires must be positioned over the concrete areas.

*Elevators

Each tower has two elevators: one social and one service elevator.

The service elevator is exclusively for transporting items (suitcases, bags, furniture, etc.).

It is forbidden to use the elevators while wet or wearing only swimwear (swim trunks, one-piece or two-piece swimsuits).

After using the pool, it is mandatory to dry off completely with a towel before moving through the indoor areas.

Pool users must use the service elevator exclusively when moving to other areas of the condominium (Articles 107, 108, and 109).

*Trash and Cleaning*

Apartment trash must be disposed of in the bins located on the first floor, after the emergency exit.

*Pets*

Pets are allowed in the condominium.

It is mandatory to collect pet waste using appropriate bags.

*Pool

Pets are not allowed in the pool area.

It is forbidden to eat or use glass or sharp objects (cups, bottles, glasses, etc.) near the pool area.

*Common Areas

Respect the operating hours of all common areas.

Preserve the property and assets of the condominium.

Spaces such as the Party Room, Livings, Pub Bar, Coworking, and Game Station are for the exclusive use of residents.

These spaces may not be lent or assigned to third parties, even with the authorization of a unit owner (Article 83).

**ATTENTION:** Visitors are not allowed, only the maximum number of guests permitted.

**YOUR FEEDBACK IS VERY IMPORTANT TO US!**
