APARTMENT RULES

1. Please note that your reservation is for a vacation rental apartment.

2. Check-in time: after 2 PM. Check-out time: until 10 AM. For different times, please contact our team.

3. We do not offer room service, meals, or breakfast. However, we can recommend service providers.

4. We do not provide daily cleaning. If you wish to hire this service, we can offer it for an additional fee. Prices upon request.

5. Bed and bath linens are available for guests (quantity according to reservation). We do not provide changes during your stay, but the service can be hired separately. Prices upon request.

6. The property has **1 (ONE)** rotating parking space.

7. Parties are not allowed in the apartment or in the common areas of the condominium.

8. Quiet hours must be respected from 10 PM to 8 AM. Loud sounds are not allowed at any time. Subject to a fine applied by the condominium.

9. Visitors are not allowed to enter the property.

10. Pets are allowed (check conditions with us).

11. Smoking is not allowed inside the property. Subject to a cleaning fine of R$ 1,000.00.

12. The maximum occupancy is **4 guests** (including children):

* Children: 0 to 11 years old

* Adults: 12 years and older

13. Professional photoshoots with cameras are not allowed in the condominium areas.

14. Gas is provided by the property.

15. Water, toilet paper, dish soap, and sponge are only provided at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The property does not have a washing machine or dryer.

19. Hanging clothes on balcony railings or windows is prohibited. Subject to a R$ 500.00 fine.

20. Decorating balconies and windows or moving furniture is not allowed. Subject to a R$ 500.00 fine.

21. The maximum speed for vehicles inside the condominium is **20 km/h**. Subject to a R$ 500.00 fine.

22. The property does not have a barbecue grill, but it has an air fryer.

**MAXIMUM OCCUPANCY**

The maximum occupancy is **4 people**, and no additional guests are allowed.

**BED CONFIGURATION**

* Ground floor suite: double bed + air conditioning

* Upper floor suite: double bed + air conditioning

**PARTIES ARE STRICTLY PROHIBITED**

The maximum occupancy must be respected at all times. Under no circumstances are parties, gatherings, birthdays, or similar events allowed. The property manager may carry out inspections without prior notice, request immediate check-out, and consider this a breach of contract, with **no refund**.

**FEES AND SECURITY DEPOSIT**

* Security deposit (for damages/rule violations): R$ 0.00

The deposit will be refunded within **72 hours** after check-out.

* Cleaning fee:

Charged to deliver the property clean, organized, and with washed linens. Upon check-out, we ask that the property be returned in similar condition.

**ENERGY CONSUMPTION**

Energy consumption is included in your stay. However, we kindly ask for conscious use: only use the air conditioning when in the room and when necessary. Always turn it off when leaving.

**PET POLICY**

We accept **trained pets** with calm behavior. Small and medium-sized pets are allowed upon prior confirmation. We do **not** accept large pets (over 25 kg) or pit bulls, regardless of size.

**CHECK-IN INFORMATION**

* **Parking:**

The property offers 1 (one) rotating parking space.

* **Gate/Access to the condo:**

An ID is required to access the property.

The building has a gatekeeper from **8 AM to 6 PM**, Monday to Sunday.

Outside of these hours, please contact our team for instructions.

**USE OF PORTABLE GRILL**

Please check availability with the condo administration.

**INSPECTION**

The property will be inspected by our team at check-in and check-out, generating a photo inventory attached to the reservation. The inspection may be done in person or remotely. The inventory may be requested at any time after check-in. We recommend guests review the photos to avoid discrepancies.

**PENALTIES & CHECK-OUT GUIDELINES**

*(We hope we won’t need to apply any! )*

* Failing to take out the trash: R$ 50.00 per bin

* Leaving the air conditioning on: R$ 60.00 per unit

* Leaving the grill on: R$ 200.00

* Smoking inside the apartment: R$ 200.00

* Leaving dirty dishes in the sink (no need to dry or store them): R$ 80.00

* Wet linens/towels: please leave them hanging to dry

**Important:**

Do not take any item from the apartment (equipment, decor items, or linens).

*Note: If the property is returned in poor condition, a fine may be applied or the security deposit withheld.*
