APARTMENT RULES

1. Please note that your reservation is for a vacation rental apartment.

2. Check-in time: after 2 PM. Check-out time: until 10 AM. For different times, please consult our team.

3. We do not offer room service, meals, or breakfast. However, we can recommend service providers.

4. We do not provide daily cleaning. If you wish to hire this service, we can make it available. Prices upon request.

5. Bed and bath linens are provided (quantity according to your reservation). No changes are made during your stay, but this service can be hired separately. Prices upon request.

6. The property offers 2 (two) numbered parking spaces.

7. Parties are not allowed in the property or in the condominium’s common areas.

8. Quiet hours are from 10 PM to 8 AM. Loud noise is not allowed at any time. Subject to fines imposed by the condominium.

9. Visitors are not allowed.

10. Pets are allowed (see conditions below).

11. Smoking inside the property is prohibited. Subject to a R\$ 1,000.00 cleaning fine.

12. The maximum capacity of the property is 7 guests (including children):

* Children: 0 to 11 years old

* Adults: 12 years old and above

13. Professional photoshoots are not allowed in the condominium common areas.

14. Gas is provided by the property.

15. Water, toilet paper, dish soap, and sponge are provided only at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The property does NOT have a washing machine.

19. Event areas (party room, restaurant space, etc.) are for exclusive use of property owners and are not available to renters.

20. Hanging clothes on balcony or window railings is prohibited. Subject to a R\$ 500.00 fine.

21. Decorating balconies and windows or moving the furniture is not allowed. Subject to a R\$ 500.00 fine.

22. The speed limit for vehicles within the condominium is 20 km/h. Subject to a R\$ 500.00 fine.

23. The property has a small portable barbecue grill and also an air fryer.

24. We use a traditional lock for access to the property.

**USE OF COMMON AREAS**

* Swimming pool

* Game room (pool table, foosball, and ping-pong)

* Children’s playground

* 24-hour mini market

* Gym

**RESTAURANT**

Serves lunch only, open Friday to Sunday, except during high season when it operates daily.

**GUEST CAPACITY**

The maximum capacity is 7 people. Additional guests are not allowed.

**BED ARRANGEMENT**

* Master Suite: KING-size bed + air conditioning

* Suite 1: Double bed + air conditioning

* Suite 2: Three single beds + air conditioning

**USE OF THE POOL**

* Glass bottles and cups are strictly prohibited in the pool area. Disposable items are recommended.

**PARTIES ARE NOT ALLOWED**

The maximum number of guests must be respected. Under no circumstances are parties, gatherings, birthdays, or similar events permitted. The property management may conduct inspections without prior notice, request the property be vacated, and consider it a breach of contract with no refund of paid amounts.

**FEES AND SECURITY DEPOSIT**

* Security deposit (for damages/rule violations): R\$ 0.00

Refunded within 72 hours after check-out.

* Cleaning fee:

Charged to ensure the property is returned clean, organized, and with washed linens. Upon departure, we ask that the property is left in similar condition.

**ENERGY CONSUMPTION**

Electricity is included in the stay. However, we ask for conscious use: only use the air conditioning when in the room and when truly necessary. Always turn it off when leaving.

**PET INFORMATION**

We accept trained and calm pets. Small and medium-sized animals are allowed with prior confirmation. We do not accept large animals (over 25 kg) or pitbull dogs, regardless of size.

**CHECK-IN INSTRUCTIONS**

* Parking space:

The property has 1 (one) rotating parking space.

* Security/Access to the condominium:

24-hour security. A photo ID is required for access.

**INSPECTION**

The property will be inspected by our operations team at check-in and check-out, with a photo inventory attached to your reservation. The inspection may be in person or remote. Our team may request the inventory at any time after check-in. We recommend guests review the photos to avoid discrepancies.

**PENALTIES & CHECK-OUT GUIDELINES**

(*We hope we don’t have to apply any! *)

* Failing to take out the trash: R\$ 50.00 per bin

* Leaving the air conditioning on: R\$ 60.00 per unit

* Leaving the barbecue grill on: R\$ 200.00

* Smoking inside the apartment: R\$ 200.00

* Leaving dirty dishes in the sink (drying or storing not required): R\$ 80.00

* Wet towels/linens: Please leave them hanging to dry.

**Important:**

Do not take any item from the apartment (equipment, decor, or linens).

**Note:** If the property is returned in poor condition, a fine will be applied or part of the deposit may be withheld.
