APARTMENT RULES - Subject to condominium fines

Please note that your reservation is for a vacation rental apartment.

Check-in time: after 2:00 PM. Check-out time: by 10:00 AM. For different times, please contact our team.

We do not offer room service, meals, or breakfast. However, we can recommend service providers.

Daily cleaning is not provided. If you would like this service, we can arrange it. Prices upon request.

Bed and bath linens are available for guests (quantity according to reservation). Linen changes are not provided during the stay, but the service can be contracted separately. Prices upon request.

The property includes 1 (one) rotating parking space.

Parties are not allowed in the property or in the condominium’s common areas.

Quiet hours must be respected from 10:00 PM to 8:00 AM. Loud noise is not allowed at any time. Subject to a fine imposed by the condominium.

Visitors are not allowed.

Pets are allowed (see conditions below).

Smoking inside the property is prohibited. Subject to a cleaning fee of R$1,000.00.

The maximum occupancy is 6 guests (including children):

Children: 0 to 11 years old

Adults: 12 years and older

Professional photo shoots with cameras are not allowed in condominium common areas.

Gas is supplied by the property.

Water, toilet paper, dish soap, and sponge are provided only at check-in.

The building has an elevator.

The condominium does not have a restaurant.

The property has a washing machine.

Event areas (party room, restaurant area, etc.) are for owners only and are not available to guests.

It is prohibited to hang clothes on the balcony or window railings. Subject to a R$500.00 fine.

Decorating balconies and windows or moving furniture is not allowed. Subject to a R$500.00 fine.

The maximum vehicle speed inside the condominium is 20 km/h. Subject to a R$500.00 fine.

The property does not have a barbecue grill but includes an air fryer.

The property has an electronic lock. The access code will be sent shortly before check-in.

The maximum occupancy is 6 people. No additional guests are allowed.

Suite: standard double bed + air conditioning

Bedroom: standard double bed + two single beds + air conditioning

POOL RULES

Glass bottles and cups are prohibited in the pool area. Disposable items are recommended.

PARTIES ARE STRICTLY PROHIBITED

The maximum number of guests must be respected. Parties, gatherings, birthdays, or similar events are not allowed under any circumstances. The management team may conduct inspections without prior notice, request immediate check-out, and consider it a breach of contract with no refund of paid amounts.

FEES AND SECURITY DEPOSIT

Security deposit (for damages/rule violations): R$0.00

Refund within 72 hours after check-out.

Cleaning fee: R$ 250,00

Charged for delivering the property clean, organized, and with laundered linens. Please return the apartment in similar condition.

ELECTRICITY USAGE

Electricity is included in your stay. We kindly ask for conscious use: only use the air conditioning when in the room and if necessary. Always turn it off when leaving.

PET POLICY

We accept trained pets with calm behavior. Small and medium-sized pets are allowed with prior approval. Large pets (over 25 kg) and pit bull breeds are not accepted, regardless of size.

CHECK-IN INSTRUCTIONS

Parking: The property includes 1 (one) rotating space.

Condominium access: 24-hour security. A photo ID is required for entry.

INSPECTION

The property will be inspected by our operations team at check-in and check-out, generating a photo inventory attached to your reservation. The inspection may be in person or remote. The inventory may be requested at any time after check-in. We recommend reviewing the photos to avoid discrepancies.

FINES AND CHECK-OUT GUIDELINES

(We hope we won't need to apply any of these!)

Not taking out the trash: R$50.00 per bin

Leaving the air conditioning on: R$60.00 per unit

Leaving the barbecue on: R$200.00

Smoking inside the apartment: R$200.00

Leaving dirty dishes in the sink (you don't need to dry or store them): R$80.00

Wet linens/towels: please leave them hanging to dry

Important:

Do not take any items from the apartment (equipment, décor, or linens).

Note: If the property is returned in poor condition, a fine may be applied or part of the deposit retained.

LET’S USE COMMON SENSE!

If something is broken or lost during your stay, don’t worry! Accidents happen. Please contact us so we can assist you with procedures and possible fees.

*Vehicles

All vehicles must be registered at the front gate.

The maximum speed allowed within the condominium is 10 km/h.

When parking, tires must be positioned over the concrete areas.

*Elevators

Each tower has two elevators: one social and one service elevator.

The service elevator is exclusively for transporting items (suitcases, bags, furniture, etc.).

It is forbidden to use the elevators while wet or wearing only swimwear (swim trunks, one-piece or two-piece swimsuits).

After using the pool, it is mandatory to dry off completely with a towel before moving through the indoor areas.

Pool users must use the service elevator exclusively when moving to other areas of the condominium (Articles 107, 108, and 109).

*Trash and Cleaning*

Apartment trash must be disposed of in the bins located on the first floor, after the emergency exit.

*Pets*

Pets are allowed in the condominium.

It is mandatory to collect pet waste using appropriate bags.

*Pool

Pets are not allowed in the pool area.

It is forbidden to eat or use glass or sharp objects (cups, bottles, glasses, etc.) near the pool area.

*Common Areas

Respect the operating hours of all common areas.

Preserve the property and assets of the condominium.

Spaces such as the Party Room, Livings, Pub Bar, Coworking, and Game Station are for the exclusive use of residents.

These spaces may not be lent or assigned to third parties, even with the authorization of a unit owner (Article 83).

**ATTENTION:** Visitors are not allowed, only the maximum number of guests permitted.
