APARTMENT RULES - Subject to condominium fines

1. Please note that your reservation is for a seasonal apartment.

2. Check-in time: after 2:00 PM. Check-out time: by 10:00 AM. For different times, please consult our team.

3. We do not offer room service, meals, or breakfast. However, we can recommend service providers.

4. Daily cleaning is not provided. If you require this service, it can be arranged for an additional fee.

5. Bed and bath linens are provided for guests (quantity as per reservation). We do not change them during the stay, but the service can be contracted separately.

6. The property offers 1 (one) rotating parking space.

7. Parties are not allowed in the apartment or common areas of the condominium.

8. Quiet hours are from 10:00 PM to 8:00 AM. Loud music is prohibited at all times. Subject to fines imposed by the condominium.

9. Visitors are not permitted.

10. Pets are allowed (see conditions below).

11. Smoking inside the apartment is prohibited. Subject to a cleaning fine of R\$ 1,000.00.

12. The maximum capacity of the apartment is 4 guests (including children):

* Children: 0 to 11 years

* Adults: 12 years and older

13. Professional photo shoots are not allowed in the condominium areas.

14. Gas is supplied by the property.

15. Water, toilet paper, detergent, and sponge are provided only at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The apartment has a washing machine.

19. Event areas (party room, restaurant space, etc.) are for the exclusive use of owners and are not available to tenants.

20. Hanging clothes on balcony railings and windows is prohibited. Subject to a fine of R\$ 500.00.

21. Decorating balconies and windows, or moving furniture, is prohibited. Subject to a fine of R\$ 500.00.

22. The maximum vehicle speed within the condominium is 20 km/h. Subject to a fine of R\$ 500.00.

23. The apartment does not have a barbecue, but it does have an air fryer.

24. We use an electronic lock for apartment access. The code will be sent near check-in time.

**USE OF COMMON AREAS**

* Swimming pool

* Game room (billiards, foosball, and ping-pong)

* Children's playground

* 24-hour mini-market

* Gym

**GUEST CAPACITY**

The maximum capacity is 4 people; no additional guests are allowed.

**BED ARRANGEMENT**

* Suite: standard double bed + air conditioning

* Bedroom: two single beds + air conditioning

**PARTIES ARE PROHIBITED**

The maximum guest capacity must be respected. Under no circumstances are parties, gatherings, birthdays, or similar events allowed. The administrator may conduct inspections without prior notice, request the apartment's vacating, and consider it a breach of contract without refund.

**FEES AND SECURITY DEPOSIT**

* Security deposit (damages/non-compliance): R\$ 0.00

Refundable within 72 hours after check-out.

* Cleaning fee:

Charged to deliver the apartment clean, organized, and with laundered linens. We request that, upon departure, the apartment is left in similar conditions.

**ENERGY CONSUMPTION**

Energy consumption is included in the accommodation fee. However, we request conscious use: use air conditioning only when in the room and when necessary. Always ensure it is turned off when leaving.

**PET POLICY**

We accept trained and calm-behaved pets. Small and medium-sized animals are allowed with prior confirmation. We do not accept large animals (over 25 kg) or pitbull dogs, regardless of size.

**CHECK-IN GUIDELINES**

* Parking space:

The property offers 1 (one) rotating space.

* Reception/Condominium access:

24-hour reception. Presentation of a photo ID is required for access.

**INSPECTION**

The apartment will be inspected by our operational team at check-in and check-out, generating a photo inventory attached to the reservation. The inspection may be in person or conducted remotely. The inventory can be requested by our team at any time after check-in. We recommend that the guest review the photos to avoid discrepancies.

**PENALTIES AND CHECK-OUT GUIDELINES**

(We hope not to apply any of these!)

* Not taking out the trash: R\$ 50.00 per trash bin.

* Leaving the air conditioning on: R\$ 60.00 per unit.

* Leaving the barbecue on: R\$ 200.00.

* Smoking inside the apartment: R\$ 200.00.

* Leaving dirty dishes in the sink (no need to dry or store): R\$ 80.00.

* Wet linens/towels: leave them hanging.

Important:

Do not take any items from the apartment (equipment, decorative objects, or linens).

Note: If the apartment is returned in unfavorable conditions, a fine will be applied or the security deposit will be withheld.

**LET'S USE COMMON SENSE!**

If something is broken or lost during your stay, don't worry! Accidents happen. Contact us so we can guide you on fees and procedures.

*Vehicles

All vehicles must be registered at the front gate.

The maximum speed allowed within the condominium is 10 km/h.

When parking, tires must be positioned over the concrete areas.

*Elevators

Each tower has two elevators: one social and one service elevator.

The service elevator is exclusively for transporting items (suitcases, bags, furniture, etc.).

It is forbidden to use the elevators while wet or wearing only swimwear (swim trunks, one-piece or two-piece swimsuits).

After using the pool, it is mandatory to dry off completely with a towel before moving through the indoor areas.

Pool users must use the service elevator exclusively when moving to other areas of the condominium (Articles 107, 108, and 109).

*Trash and Cleaning*

Apartment trash must be disposed of in the bins located on the first floor, after the emergency exit.

*Pets*

Pets are allowed in the condominium.

It is mandatory to collect pet waste using appropriate bags.

*Pool

Pets are not allowed in the pool area.

It is forbidden to eat or use glass or sharp objects (cups, bottles, glasses, etc.) near the pool area.

*Common Areas

Respect the operating hours of all common areas.

Preserve the property and assets of the condominium.

Spaces such as the Party Room, Livings, Pub Bar, Coworking, and Game Station are for the exclusive use of residents.

These spaces may not be lent or assigned to third parties, even with the authorization of a unit owner (Article 83).

**ATTENTION:** Visitors are not allowed, only the maximum number of guests permitted.
