**APARTMENT RULES**

1. Please remember that your reservation is for a vacation rental apartment.

2. Check-in time is after 2:00 PM and check-out time is by 10:00 AM. For times outside these hours, please check with our team for availability and conditions.

3. We do not offer room service or provide meals or breakfast. However, we can recommend third-party services.

4. Daily cleaning is not provided. If you would like this service, we can arrange it. Fees upon request.

5. Bed linens and towels are provided for guests (quantity based on the reservation). We do not change bed linens or towels. If you would like this service, we can arrange it. Fees upon request.

6. The property offers 01 (one) numbered parking space.

7. No PARTIES are allowed on the property or in the building.

8. Please respect the SILENCE hours from 10:00 PM to 8:00 AM, and loud music is also not allowed during the day. Violators may be fined by the condominium.

9. VISITORS are not allowed in the property.

10. Pets are allowed.

11. Smoking inside the property is prohibited. A cleaning fine of R$ 1,000.00 will be charged.

12. The maximum capacity of the property is 04 guests (including children):

- Children from 0 to 11 years old

- Adults from 12 years old

13. Professional photography sessions with a camera are not allowed inside the condominium.

14. Gas is provided by the property.

15. Water, toilet paper, detergent, and sponges are provided only at check-in.

16. The building has an elevator.

17. The building does not have a restaurant.

18. A washing machine is available.

19. Event areas such as the Party Room, restaurant space, etc., are for the exclusive use of the property owners and cannot be made available to tenants.

20. Hanging clothes on the balcony guardrails or windows is not allowed and may result in a fine of R$ 500.00.

21. Decorating (or adorning) the balconies and windows, or moving furniture from its location, is not allowed and may result in a fine of R$ 500.00.

22. The maximum speed for vehicles within the condominium is 20 KM/h, and exceeding this limit may result in a fine of R$ 500.00.

23. The property does not have a barbecue but has an air fryer.

24. We use an electronic lock for property access. The access code will be sent near check-in time.

**CAPACITY OF PEOPLE**

The maximum capacity is 04 people, with no exceptions.

**BED ARRANGEMENTS**

- Suite: Queen-size bed + air conditioning

- Bedroom: Standard double bed + air conditioning

**POOL USE**

- Glass bottles and cups are not allowed in the pool area; disposable items are recommended.

- PARTIES ARE PROHIBITED.

As with the maximum capacity of guests, under no circumstances will parties, celebrations, birthdays, or any other events be allowed. The property manager may inspect the apartment without prior notice, request the guests to leave, and treat it as a breach of contract without refund.

**FEES AND SECURITY DEPOSIT**

- **Security Deposit** - For damages or breach of rules: R$ 0.00

- Refund of security deposit within 72 hours after check-out.

- **Cleaning Fee**

- The fee is for providing the apartment clean, organized, and with fresh linens (bed and bath). We kindly ask that you return the apartment in similar condition.

**ENERGY CONSUMPTION - Use Moderately**

Energy is included in the accommodation price, but we encourage conscious consumption. Therefore, we ask that you only use the air conditioning when you're in the room and only if necessary. Please check that it’s turned off whenever you leave.

**PETS INFORMATION**

Your pet is allowed in this property if it is trained and has a calm temperament. We are happy to welcome you to our pet-friendly units. However, small and medium-sized animals will only be allowed with prior confirmation from our team. Large animals (over 25 kg) and Pitbulls, regardless of size, are not allowed.

**CHECK-IN INSTRUCTIONS**

- **PARKING SPACE**

The property has 01 (one) numbered parking space.

- **CONDOMINIUM ACCESS / FRONT DESK**

The front desk operates 24 hours. You will need to present your ID for access. It is mandatory to wear an identification wristband provided by the condominium. A R$ 30 fee will apply if the wristband is not returned at check-out.

**INSPECTION**

The property will be inspected by our operational team during both check-in and check-out, with a photo inventory attached to your reservation. For logistical reasons, the inspection may not be in person, and you can request the inventory from our team at any time after check-in. We recommend you review the inspection/inventory to avoid any misunderstandings.

**PENALTIES AND CHECK-OUT INSTRUCTIONS**

Let’s avoid reaching this point, okay? ;)

- Failure to remove trash: R$ 50 per bin.

- Leaving air conditioning on: R$ 60 per unit.

- Leaving the barbecue on: R$ 200.

- Smoking inside the apartment: R$ 200.

- Leaving dishes in the sink (no need to dry or store): R$ 80.

- If towels/linen are left wet and hanging.

We kindly ask you not to take any items from the apartment with you, including equipment, decorative objects, or linens.

**NOTE:** A fine will be applied or the security deposit will be retained if the property is returned in unfavorable conditions.
