APARTMENT RULES

1. Please note that your reservation is for a vacation rental apartment.

2. Check-in time: after 2 PM. Check-out time: by 10 AM. For different times, please consult our staff.

3. We do not offer room service, nor do we serve meals or breakfast. However, we can recommend service providers.

4. We do not provide daily cleaning. If you would like this service, we can arrange it for you. Prices available on request.

5. Bed linen and towels are available for guests (quantity according to the reservation). We do not change them during your stay, but the service can be hired separately. Prices available on request.

6. The property has one (1) rotating parking space.

7. Parties are not allowed in the property or in the common areas of the condominium.

8. Please respect the quiet hours from 10 PM to 8 AM. Loud noise is not allowed at any time. Subject to a fine imposed by the condominium.

9. Visitors are not allowed.

10. Pets are allowed (see conditions).

11. Smoking is prohibited inside the property. Subject to a cleaning fine of R$ 1,000.00.

12. The maximum capacity of the property is 4 guests (including children):

- Children: 0 to 11 years old

- Adults: 12 years and older

13. Photo shoots with professional cameras are not allowed in the condominium areas.

14. Gas is supplied by the property.

15. Water, toilet paper, detergent, and sponges are provided only at check-in.

16. The condominium has an elevator.

17. The condominium does not have a restaurant.

18. The property does not have a washing machine or dryer.

20. It is forbidden to hang clothes on the railings of balconies and windows. Subject to a fine of R$ 500.00.

21. It is not allowed to decorate balconies and windows, nor to move the furniture from the premises. Subject to a fine of R$ 500.00.

22. The maximum speed for vehicles within the condominium is 20 km/h. Subject to a fine of R$ 500.00.

23. The property does not have a barbecue, but it does have an air fryer.

CAPACITY OF PEOPLE

The maximum capacity is 4 people, with no additions allowed.

BED ARRANGEMENT

- Ground floor suite: queen-size bed + air conditioning

- 1st floor suite: queen-size bed + air conditioning

PARTIES ARE PROHIBITED

The maximum occupancy must be respected. Under no circumstances will parties, gatherings, birthdays, or similar events be allowed. The administrator may conduct inspections without prior notice, request the vacating of the property, and consider it a breach of contract, without refunding the amounts paid.

FEES AND SECURITY DEPOSIT

- Security deposit (damages/non-compliance with rules): R$ 0.00

Refund of the deposit within 72 hours after check-out.

- Cleaning fee:

Charged for delivering the property clean, organized, and with the linens washed. We request that, upon departure, the property be delivered in similar conditions.

ENERGY CONSUMPTION

Energy consumption is included in the accommodation price. However, we ask that you use it conscientiously: only use the air conditioning when you are in the room and when it is really necessary. Whenever you leave, make sure it is turned off.

INFORMATION ABOUT PETS

We accept trained pets with calm behavior. Small and medium-sized animals are allowed with prior confirmation. We do not accept large animals (over 25 kg) or pit bull dogs, regardless of size.

CHECK-IN GUIDELINES

- Parking space:

The property has one (1) rotating parking space.

- Concierge/Access to the condominium:

ID must be presented to gain access.

The condominium has a concierge from Monday to Sunday, 8:00 a.m. to 6:00 p.m.

Outside these hours, please contact our team for further instructions.

USE OF THE PORTABLE BARBECUE

Request availability from the condominium administration.

INSPECTION

The property will be inspected by our operational team at check-in and check-out, generating a photo inventory attached to the reservation. The inspection may be in person or conducted remotely. The inventory may be requested by our team at any time after check-in. We recommend that guests review the photos to avoid discrepancies.

PENALTIES AND CHECK-OUT GUIDELINES

(We hope we won't have to apply any of them! )

- Failure to remove trash: R$ 50.00 per trash can.

- Leaving the air conditioning on: R$ 60.00 per unit.

- Leaving the barbecue on: R$ 200.00.

- Smoking inside the apartment: R$ 200.00.

- Leaving dirty dishes in the sink (no need to dry or put away): R$ 80.00.

- Wet linens/towels: leave them hanging.

Important:

Do not take any items from the apartment (equipment, decorative objects, or linens).

Note: If the property is returned in poor condition, a fine will be applied or the security deposit will be retained.
